Refurbishment and Extension of an Office Building in a Strategic Industrial Location
PowerHaus Consultancy were instructed by CWC Group to promote the refurbishment and extension of offices occupied by a radio station at 4 Ingate Place, Battersea, London (LB Wandsworth) from pre-application stage through to an application for full planning permission.
PowerHaus arranged and undertook pre-application consultation with planning officers and ward councillors at Wandsworth Council in addition to arranging and attending a public consultation event for local residents and business owners.
Pre-application advice received from planning officers raised concerns about the existing use of the building in relation to their lack of support for new office development on this site under its Strategic Industrial Location designation. The original consent for the building noting a radio station (sui generis) use and not offices (class B1a). Therefore, PowerHaus advised on the submission of a Certificate of Lawful Existing Use application to establish the use of the building as offices prior to the submission of the refurbishment application to strengthen the existing position, which was granted.
An application for full planning permission was subsequently submitted for ground and first floor extensions plus 2 additional storeys to provide over 1,100sqm additional office floorspace (ref: 2017/3392), and granted permission in November 2017.
