Advised London & Regional Properties on proposals to reinvigorate a tired office building comprising of three separately constructed buildings, the most prominent of which fronts City Road with failing art deco facade. Permission was achieved within thirteen weeks for a flexible change of use at ground floor with entrance remodelling/refurbishment. The substantial refurbishment scheme also included the demolition of the existing fifth and sixth floors fronting City Road, replacing and extending the floorspace across all three buildings, bringing the building up to modern day standards including energy efficiency.
The application required Conservation Area Consent and particular consideration of its location within the setting of Armoury House and Barracks (Grade II*) and Bunhill Fields Burial Ground (Grade II). Negotiations limited the impact of CIL, affordable housing and loss of office accommodation relevant to Islington’s planning policies.
