Acton Lane, Park Royal (Old Oak Park Royal Development Corporation)
Appointed to achieve planning permission for Extra Care housing for Hollybrook Ltd. Brent Council had an identified need for extra care housing. Planning permission achieved for 141 self-contained extra care units (C2) with associated communal facilities in a building of 4, 5, 6 and 9 storeys. The OPDC required a viability assessment to demonstrate the level of affordable units the scheme could deliver, which identified the value of the scheme. Neither Brent Council or other affordable housing providers could afford the value identified for the scheme.
Hollybrook pursued a new residential scheme for 105 residential units in two buildings of 6, 10, 12 and 14 storeys with some ground floor commercial floorspace. This pushed the boundaries of scale given the site was now identified within the local centre where higher density and regeneration was supported. Issues addressed included affordable housing, sustainability, amenity space, scale, mix and zero car parking. Planning permission achieved and is now under construction.
