PowerHaus Consultancy were instructed on behalf of Goodwood Properties to promote the change of use, demolition and redevelopment of 336 Upper Richmond Road from pre-application stage through to an application for full planning permission. The property is locally listed and is situated within a Conservation Area.
Pre-application advice received from planning officers raised concerns regarding the development of the outrigger stating it was too large and would detract from the significance of the original façade at the rear. Utilising the Council’s pre-application service, the applicant responded to feedback and reduced proposals for the wholescale demolition of the rear outrigger by more modest extension proposal. This enabled a scheme that achieved a balance of new, retention and old which not only preserved but enhanced the conservation area and validated the local listing status of the property.
An application for full planning permission was submitted April 2020 for the demolition, change of use and redevelopment of the later incongruous extensions to the side and rear of the site, basement extension and internal reconfiguration to provide a total of 7 no. residential units, provision of car and cycle parking, access and landscaping works. Permission was subsequently granted August 2020.
