PowerHaus Consultancy has advised the HSBC Pension fund through LaSalle for over 15 years to assist with asset management projects to increase the value of an existing retail park next to Watford Junction station, by extensions and wider user clauses. Site allocations secured through the Local Plan review for regeneration of the site for residential, employment, retail and other town centre uses. The regeneration area also excluded from CIL contributions. Recognition secured that the St Albans Road site could be Phase 1 of the regeneration area to potentially unlock other parts of the regeneration area.

Berkeley Homes secured a partnership with HSCBP to secure over 1,200 new homes, a primary school and local amenity retail in buildings between 7-28 storeys. PowerHaus Consultancy monitored the application on behalf of the fund through the planning and S106 Agreement process.
